Terms and Conditions: Tenant hereby confirms the he/she understands that this unit has a sleeping capacity for number of people and guarantees that this will be the maximum amount of guests staying in this unit. No daily maid service is provided. If you would like housekeeping during your stay please contact Mountain Lifestyles Property Services 208-788-2654 well in advance of your arrival date. The additional charge for housekeeping is $30/man hour. Most units have a washer & dryer for guest use.
All units are non-smoking/vaping and pets are not allowed (unless authorized by Mountain Lifestyles Property Services and a pet addendum has been signed and returned to our office). Pets are allowed only in designated pet approved units and is subject to a pet fee. Any evidence of pets in a non-pet residence will result in forfeiture of your security deposit and possible eviction. Recreational Vehicles (i.e. travel trailers, motor homes, tents, etc.) are not allowed on the premises.
The registered guest is responsible for any linen and/or inventory loss and for any extra/excessive cleaning required (including carpets). Registered guest is also held liable for any damages incurred, whether inside or outside of the unit during the duration of their stay. Should any such damage, inventory loss or excessive cleaning occur, Mountain Lifestyles Property Services will charge the credit card on file for extra cleaning, repair(s) and/or replacement costs. Management is not responsible for valuables left in the home.
Mountain Lifestyles Property Services is not responsible for any lost or stolen articles of any nature. All unit descriptions and rates are subject to change. We reserve the right to substitute or cancel all reservations if the situation arises. Repair and routine maintenance are an integral part of the property management business, all hot tubs, appliances, DVD's, televisions,etc. are subject to an occasional repair and maintenance "Down Time". All hot tubs, etc. are subject to guests using at their own risk.
Cancellation Policy: If any part of this reservation is cancelled more than 60 days prior to arrival a $100 cancellation fee will be withheld and the remainder of the cancelled portion refunded. If any part of this reservation is cancelled inside of 60 days prior to arrival, the Renter is subject to full forfeiture of the cancelled portion. If the time can be re-rented, the amount of time re-rented, less a mandatory cancellation fee of $100, will be refunded to the Renter.
Damage Deposit: Renter shall be liable for any damages or excessive cleaning to the premises or any property therein during their stay. Guest accepts full financial responsibility for any and all damages. In the event anyone smokes in a non-smoking unit or has a pet in a no-pet unit, renter agrees to pay all cleaning and fumigation fees and is subject to immediate eviction. Guest must abide by and honor all building rules of property rented. Deposit will be returned seven days (7) after departure as long as no damages or excessive cleaning have occurred. If damages or extra cleaning charges are incurred the security deposit balance will be returned less any damage expenses within 30 days. Owner or Agent will not be responsible for illegally parked cars or parking problems.
Guest agrees to abide by all homeowner associations rules and regulations. Guest who are not in compliance may be asked to vacate the premises, with forfeiture of all monies contracted.
